Below are the Canyon County Real Estate Market Statistics for November 2011. Canyon County consists of Caldwell, Nampa, Middleton, and surrounding area. These numbers are from the Multiple Listing Service for single family/single family with acreage.

Available Homes

# Available: 999

# Vacant: 499 (50%)

# Short Sale: 404 (40%)

# Bank Owned: 75 (8%)

Median Asking Price: $109,900

Available inventory continues to drop which is a very good thing to see for the Canyon County area. Number of bank owned properties is down from October (113). Median Asking Price is off by $100 ($110K in October).

Pending Sales

# Pending: 407

 Median Asking Price: $82,500

Number of Pending Sales is identical to October’s but the Median Asking Price is down by $4.5K.

Closed Sales – November 2010

# Closed: 237

# Short Sales: 42 (18%)

# Bank Owned: 131 (55%)

Median Sales Price: $80K

Median Days on Market: 60

Closed Sales – November 2011

# Closed: 233

# Short Sales: 53 (23%)

# Bank Owned: 102 (44%)

Median Sales Price: $85K

Median Days on Market: 42

The number of Closed Sales is within 5 of last years numbers but the percentage of distressed properties is down nicely: 67% of the sales were distressed in November 2011, and 73% in 2010.  Another really good thing to see is the increase in the Median Sales Price for year over year ($80K in  2010) and month over month ($82K in October 2011). It has been a long time since we have seen an increase in the Median Sales Price for both year over year and month over month!
