Boise Real Estate Market Statistics for December 2011

Below are the Boise Real Estate Market Statistics for the ADA County area. These numbers are based on information from the Intermountain MLS for Single Family / Single Family with acreage homes that are currently available, pending or have sold in December 2011.

Available Homes

# Available: 1972

# Vacant: 1145 (58%)

# Short Sales: 591 (30%)

# Bank Owned: 114 (5%)

Median Asking Price: $179,900

It is hard to believe but inventory has come down again! There were 2167 home available in November of 2011 and in December 2010 there were 2651. The median asking price stayed the same as last month but is up year over year (December 2010- $160K)

Pending Sales

# Pending: 666

Median Asking Price: $150,000

While pending sales are down month over month (789 in November) they are up year over year (549 December 2010). The median asking price has stayed relatively the same month over month and year over year.

Closed Sales – December 2010

# Closed Sales: 551

# Short Sales: 114 (21%)

# Bank Owned: 218 (40%)

Median Sales Price: $146,000

Median Days on Market: 59

Closed Sales – December 2011

# Closed Sales: 468

# Short Sales: 112 (24%)

# Bank Owned: 115 (25%)

Median Sales Price: $145,000

Median Days on Market: 49

While the number of closed sales is down year over year (see above), the number is only down by 11 sales from November (479).  With the inventory down and the holiday month taken into consideration, I have to say that December 2011 numbers are really not that bad. The median sales price is very close to month over month and year over year numbers as well.

We know that the economy is still struggling to repair itself so we should not expect to see any real dramatic movement in the sales numbers. Seeing the numbers stay relatively steady is a good sign for a market that is healing.
