Boise Real Estate Market Statistics for June 2013

Below are the numbers for the Boise Real Estate Market for June 2013. These numbers are taken from the Intermountain Multiple Listing Service for Ada County (Boise, Meridian, Eagle, Kuna, and Star) for single family/single family with acreage.

Summer Market

The Ada County summer market is behaving as expected. Sales are slowing down a bit, allowing for inventory to increase. June closed out the spring market with very strong numbers and July is not looking too shabby!

 The Available inventory finally went over the 2000 mark for the first time since November 2012. The Median Asking Price pulled back by $4k from May. As inventory increases we will see the median asking price start to level off or decrease.

 The Pending Sales saw a decrease of 116 and the Median Asking price only rose by $200. As the summer market continues we should see these number continue to shrink a bit.

 The number of Closed Sales stayed exactly the same, which was at historical highs last month. The percent of distressed homes also stayed the same at 12 percent of the market. The big news is the Median Sales Price! It was up by $15K from last month and over $25K since April! That is a huge! Year over year it is up by over $36K! Are you thinking of selling? Spring Market Ends Strong!

As the spring market comes to an end, it did so with strong numbers. The number of homes that sold in May are numbers that we have not seen since 2005/2006. As long as we can avoid the housing bubble of those years we should be alright!

Available inventory barely inched up by 76 homes. Not near enough to help meet buyer demand. The worrisome detail is that due to the lack of inventory many buyers are waiting for the “perfect” home and in the meantime interest rates are on the rise. For some, this could price them out of the market within the next few months.

As expected, the Pending Sales continued to do well. So did the median Pending Sales price! Up another $7500!

The number of Closed Sales are at historical highs. The percent of distressed homes fell by 10 percent month over month (22 percent in April and 12 percent in May). Only 40 homes that sold in May were Bank Owned and currently there are only 49 Bank Owned homes available for sale! We are getting to the point where I may not have to have the number of distressed homes in my statistics anymore! Now wouldn’t that be nice?!?

Canyon County Real Estate Market Statistics- April 2013

Below are the Canyon County Real Estate Market statistics for April 2013. These numbers reflect the single family/single family homes on acreage that are active, pending, or have sold in the Canyon County area during April 2013. Canyon County consists of Caldwell, Nampa, Middleton and the surrounding area. All data is from the Intermountain Multiple Listing Service.

Spring Market Staying Strong!

The frantic pace that we saw in April has finally settled down a bit! Normally this time of year we see an increase in homes coming on the market. However, the inventory has only risen by 21 homes! Due to the lack of inventory, the median asking price is up by another $6K.

With the continued strong spring market, Pending Sales continue to rise as well. April was up (596) from March’s 465. Year over year the Median Asking Price is up by $45,100!

We have seen a slight pull back in the number of homes sold this month. With the decrease of distressed homes on the market we saw an increase in the sold price. The number of distressed homes this month on the market is down to 32 percent. This time last year, 60 percent of the homes sold were distressed.

With the decrease in active distressed listings and the overall lack of listings, it is pretty safe to say that Canyon County has finally entered the “normal” market!

Market Continues to Improve!

The real estate market continues to stay strong! We saw a slight increase in inventory but we are still at historic lows! Asking price is continuing its steady rise. Up almost $10K from last month. The search for decent inventor y continues to fuel multiple offers and decreased  days on market.

Pending sales increased over the thousand mark again (1005 units pending-Feb./ 878 units pending in Jan.) There was another increase in the median asking price which will translate into yet another increase in the closed median sales price.

We saw a jump in closed sales activity for February. We had 358 closed sales last month and had over 454 this month. The median sales price increased by $26,775 for the Meridian area! The distressed market continues to shrink for sold properties. In February 2012 , 47 percent of the sold market was distressed, now it is at 23 percent.

Are we heading into another bubble? I don’t think so! The lack of inventory is what is fueling the price increases right now. As more sellers recover from the hit they took after the crash, inventory will start to go up. At that point I think we will see a flattening of prices. In the meantime though, if you are a seller not under water and have considered selling, now is the time!

Spring Market?!?

It may feel like winter but the spring market seems to be arriving early! Homes priced correctly are being snatched up in a matter of days as inventory continues to decline. Ada County is down to just 1668 homes available and if we remove the contingent sales, it is down to 1360. Because of the lack of inventory and the buyer demand, the median asking price jumped $10k!

Pending sales increased this month as did the median asking price for Meridian and Eagle. I expect we will see an increase in Closed Sales for February.

Closed Sales for January saw another decrease in the number of units sold. However, the median Closes Sales Price went up, as Days on Market went down. We continue to see a decrease of distressed homes on the market. If we look at January 2012 we see that 53 percent of the homes that sold were distressed, while January 2013 is only 24 percent.

I do believe that if there were more homes available the Pending and Sold numbers would be higher. We are seeing a large number of buyers from California looking to move here over the next few months. Unfortunately there is not much inventory to show them. The New Year is Here!

Happy New Year! Let us hope and pray that this year will be one of the best we have had in recent years. As the saying goes, “success is 99 percent attitude and 1 percent aptitude”. So let us get our positive attitudes going!

Inventory continues to decline! We are down to 875 homes in Canyon County and if we take out the homes that are contingent short sales, the number of Available homes is around 607. I have not seen this low of an inventory since I became a Realtor over seven years ago!

The number of Pending Sales is down and is to be expected this time of year. Interesting to note is that the median Asking Price is up by $5k since last month for the Caldwell area.

Closed Sales for December saw a pullback as well. I think this is due to the combination of low inventory and the typical holiday seasonal slowdown. With the lower Pending Sales number, we will see if January has lower Closed Sales as well.

Overall, I think 2013 is going to be somewhat similar, sales wise, to 2012. Continuing

another year of it being a good time to be a buyer and/or a seller. Prices will inch up around 5 to 6 percent due to low inventory (good for sellers) and the decrease in the number of distressed properties (35 percent of homes for sale in December 2011 were

distressed, December 2012 was at 25 percent). Good for buyers, is the fact that interest rates are expect to stay at historic lows this year!

ADA County Real Estate Market Statistics-March 2011

Below are the statistics for the ADA County real estate market for March 2011. These numbers represent single family/single family with acreage in the Boise, Meridian, Kuna, Eagle and Star area for homes that are available, pending or sold. My comments are below each section.

Median Asking Price: $169,000

Slight dip in the inventory (February 2661) but we did see a drop in the number of vacant homes (February 1451). The asking  median price went up by $4K (February $165K)

Pending sales are up quite a bit from February’s 692. I think we will see another increase in sold properties for April. Unfortunately the median asking price went down by $1K. Not a big drop but it would be nice to see an increase instead.

Good news is that the number of closed sales went up very nicely from February’s 393 and the median days on market dropped by 9 days from 70. The bad news is that because of the increase in distressed properties that were closed (314) we saw a $10K decrease in the sales price. Unfortunately in order for the market to heal we have to see those distressed properties move off the market.

I am not sure how much more of a slide the median sold price is going to see since we are now starting to see an increase in cash buyers, multiple offers, offers for at or above asking price.  Overall, the sales activity has gone up and the inventory is coming down, so we will continue to watch how this plays out over the next few months.
