Below are the Boise Real Estate Market Statistics for April 2014. Numbers reflect single family/single family on acreage that are either Available, Pending or have Sold. All data is taken from the Intermountain Multiple Listing Service.

Asking Price on the Rise!

As I put together the April statistics (remember my newsletter reflects the previous month) I am shocked at the Median Asking Price jump. It is up by $16K over March and March was up by $12K over February! That is a $28K price increase, and in my opinion, that is a pretty steep jump in just a few months time. Not sure that trend can continue into the summer without losing quite a few first time buyers though.

Pending Sales are up but only by 106 homes. Interestingly, even though the Median Asking Price has had such a huge jump for Available homes, that has not been the case for Pending Sales. The Median Asking Price only went up $100 since last month. Another item to note is that year over year Pending Sales are actually down.

For Closed Sales we saw a modest increase in the number of sold homes. The Median Asking Price did see a jump of about $11K, that number has been going back and forth for several months, but it has been awhile since we have been over the $200K mark. And look at the Median Day on Market! 20 Days! Now that is a sure sign of a spring market! I do not expect that to get too much lower and actually after our May numbers come in, it should start trending back up.

Not Quite a Spring Market…Yet

February’s inventory was down from last month and is normally one of the lower months of the year. Other than a slight increase in the asking price, everything else within the Available market is relatively flat. This year’s market feels a little different than last year’s, to me anyway. I am not getting that same sense of urgency to sell or buy. I think the increase in prices has people looking a lot more carefully at what they may be getting for their money.

The number of Pending Sales was up pretty substantially from last month but the Median Asking Price remained flat. This indicates that we will see higher Closed Sales for March and probably a slight uptick in Closed Sales Price.

Closed Sales were down again but this was anticipated due to the lower number of Pending Sales in January. The Median Sold price was down by about $9K giving back all of January’s price increase. The Median Days on Market has started to come down. Homes that are priced correctly and are move-in ready are generally getting offers within the first week or two.

Of special note: Take a look at Eagle’s number of Short Sales and Reo’s that Sold in February. That is right! The number was zero! Making February a completely traditional sales month!

Inventory rose a bit again as did vacancies. All due to new home construction! The asking price came down another $5k from last month. I am expecting inventory to level off for the next few months as the holidays and weather slow the market down a little.

The number of Pending Sales continues its downward trend as is typical for this time of year. Pending asking price is down a bit as well. This will probably translate into lower closed sales prices for November closings.

The number of Closed Sales are down not only month over month but year over year. Median sales prices went up though, due to a decrease of homes sold in the under $100k price range and an increase in the over $400k range. I don’t expect that trend to continue!

You may pay more per month but over the life of the loan you will save yourself tens of thousands of dollars. Spring Market Ends Strong!

As the spring market comes to an end, it did so with strong numbers. The number of homes that sold in May are numbers that we have not seen since 2005/2006. As long as we can avoid the housing bubble of those years we should be alright!

Available inventory barely inched up by 76 homes. Not near enough to help meet buyer demand. The worrisome detail is that due to the lack of inventory many buyers are waiting for the “perfect” home and in the meantime interest rates are on the rise. For some, this could price them out of the market within the next few months.

As expected, the Pending Sales continued to do well. So did the median Pending Sales price! Up another $7500!

The number of Closed Sales are at historical highs. The percent of distressed homes fell by 10 percent month over month (22 percent in April and 12 percent in May). Only 40 homes that sold in May were Bank Owned and currently there are only 49 Bank Owned homes available for sale! We are getting to the point where I may not have to have the number of distressed homes in my statistics anymore! Now wouldn’t that be nice?!?

Market Continues to Improve!

The real estate market continues to stay strong! We saw a slight increase in inventory but we are still at historic lows! Asking price is continuing its steady rise. Up almost $10K from last month. The search for decent inventor y continues to fuel multiple offers and decreased  days on market.

Pending sales increased over the thousand mark again (1005 units pending-Feb./ 878 units pending in Jan.) There was another increase in the median asking price which will translate into yet another increase in the closed median sales price.

We saw a jump in closed sales activity for February. We had 358 closed sales last month and had over 454 this month. The median sales price increased by $26,775 for the Meridian area! The distressed market continues to shrink for sold properties. In February 2012 , 47 percent of the sold market was distressed, now it is at 23 percent.

Are we heading into another bubble? I don’t think so! The lack of inventory is what is fueling the price increases right now. As more sellers recover from the hit they took after the crash, inventory will start to go up. At that point I think we will see a flattening of prices. In the meantime though, if you are a seller not under water and have considered selling, now is the time!

Below are the Real Estate Market Statistics for Eagle, Idaho for the month of November 2011. All numbers reflect single family/single family with acreage homes based on the data from the Multiple Listing Service.

# Vacant: 109 (48%)

# Short Sales: 43 (19%)

# Bank Owned: 7 (3%)

Median Asking Price: $369k

Inventory is down from October’s 244 with Median Asking Price remaining the same.

Median Asking Price: $329.9k

Number of Pending Sales is down by 1 from last month but the Median Asking Price is up from October’s $299,450

Closed Sales are down from year over year and month over month as is the Median Sales Price for year over year. However, month over month the sales price is up ($256,150 in October) and if the Pending Sales Price trend is correct, then we should see an increase in the Median Sales Price in December. The Eagle area is still roller-coasting with its prices and since the volume every month is relatively small, all it takes is one large or small sale to change the sales price numbers.

What we have seen is not too bad for Eagle though. The inventory, like all of the Boise area, is down, the pending sales are remaining steady as are the closed sales. I think that Eagle is typical of some of the other out-lying Boise areas that are taking a little longer to “normalize” (Star and Kuna are two in particular). I am thinking that by spring we should see a better housing market for Eagle.

Below are the real estate stats for the Eagle area for September 2011. The numbers are based on homes that are single family/single family with average.

# Vacant: 119 (45%)

# Short Sale: 46

# Bank Owned: 8

Median Asking Price: $343,299

Available Inventory is down, again but the percentage of distressed properties on the market is down to 20% (23% in August).

Pending sales are down by one from August and so is the Median Asking Price ($329,900 in August)

Number of Closed sales is down for month over month(48 in August) but is up from year over year (35 in September 2010). Median sales price is down but that is to be expected with the Eagle area. It has been a rollercoaster ride each month; this month we are in the down side. Because Eagle does not have a large number of closings each month, it only takes one sale to move the Median Sales Price up or down depending on whether the property was bank owned, short sale, or “regular” deal.

Good news is that the number of distressed properties that are available are decreasing. As that continues we should see Eagle prices start leveling off without the extreme ups and downs that  we see now.
