Spring has Sprung!!!

Inventory finally saw a slight uptick, picking up another 170 homes. This is still not enough to meet buyer
demand. Ask any Real Estate agent or buyer how the bidding war is going as soon as a new listing comes on. Homes are going with multiple offers and usually at least $5K-$10K over asking.
While that is great news for sellers there is a word of caution here. Just because the homes are going quickly does not mean that way overpricing it is the way to go. Appraisers are starting to push back on the numbers. Particularly if they are being financed through VA or FHA. Restrictions are a little tighter for these types of loans and what can be accepted as a comparable property is a little different as well. Also, because these loans usually require as little as 3.5% as down-payments, the appraisal value has to come in at the contract price. And that is where the problem of over bidding comes in. Most homes are priced at the top of the market right now, so bidding higher than that leaves appraisers unable to find comparable sold properties with higher values.  Honestly, I think it is a good thing that appraisers are giving the market a reality check. I, for one, do not want to see a repeat of the 2006 market that came crashing down and bottomed in 2011. If you need help with pricing your home, give me a call!

Inventory, Where Are You?

I know this is starting to get old but where the heck is the inventory? We have 1387 homes on the market in all of Ada County! The spring market it getting ready and we do not have enough inventory. Help!!! Please if you are thinking of selling your home or know someone who is, give me a call! The buyers are out there and the pickings are slim!

The available homes really did not budge this month but the asking price did! It was up $21K from last month and until more inventory hits, that price will continue to inch up.

The number of homes that are Pending continued to go up and I do not see that trend changing as we head into the Spring market.

February was a short month and the number of closed sales was down slightly (-25). Here too, I see a trend that will only go up going forward. The median sold price was up by $20K month over month and $25K year over year. The median days on market is back down to 21 and we haven’t even hit the rush yet! This is going to be an interesting selling season for sure.

2017…

The January 2017 numbers are in and they are showing us some more historical lows and highs. Not sure how much longer the market will have this low inventory but we are down to a little over 1300 homes available in all of Ada County. The median asking price has finally gone over the $300K mark for the first time since I have been tracking it (over 7 years).

The Pending sales were slightly up in January as was the asking price. I do expect this trend to continue as we head into the Spring market.

The number of Closed sales was down by 273 homes from December. However, it is up from the numbers of January 2016. The Sales price was actually down by $5K month over month and more surprisingly, down by $2K year over year.

Are we heading into a bubble? Not that I can see. In order for this market to become a bubble we would need the prices to continue to rise and the inventory to out pace the demand like it did in 2006/2007. We are a long way from being there again!

Happy New Year!!!

Happy New Year! May your 2017 be a healthy, happy, and prosperous New Year! If you are a home seller, 2017 is looking VERY good for you! If you are a buyer, not so much. Interest rates are going up and home prices are continuing to trend upwards as well! There are still some very well priced homes on the market, you just have to act quickly to get them!

Inventory is at an unbelievable low! We are now down to 1519 homes on the market. Demand continues to be high and amazingly the median asking price hasn’t skyrocketed just yet.

The Pending sales had a pretty good pullback in December, finally getting under the 1000 mark. Median Asking price went up by $16K though. We will see if that holds true for January’s sold prices.

The number of Closed sales was down by 38 and the sold price was pretty much flat. However, due to the low inventory, the Days on Market are still sitting at the under 24 day mark.

Where are the Available Homes!

Inventory continues its shrinkage! We are now down to just 1786 of Available homes on the market. Even more note worthy is that 70 percent of those homes are vacant. Indicating that investors are moving their properties while the market demand is high.

The Pending sales continue to come down as is expected this time of year. I do think they would be a bit higher but our inventory just isn’t there. The median asking price hasn’t gone up though!

Closed sales were down slightly but up year over year. The Days on Market inched up to 21 but that is still pretty low for this time of year. Interesting to me is that even with the limited inventory the median closed sales price went down by $8K.

Once again I am restating this: Many people are afraid to list their homes during the winter months. However, this is usually the best time to list a home because competition is low and this year it is VERY low. So if you or someone you know are thinking of selling, PLEASE give me a call! Inventory is Dropping Fast!

The current available inventory has dropped significantly since last month. It is now down by 247 homes and under the 2000 mark. For a point of reference, in 2010, the year before we hit bottom, the number of available homes was 3232. In 2012, the year after we hit bottom, the inventory was 2019. We are now below that at 1996 homes available!

The Pending sales are down by 71 homes from last month but still above last years total. Interestingly, the asking price has not really changed much being up by $2K year over year.

The Closed sales are down by 102 month over month but still ahead of year over year totals. The item to note in this months closed sales is the Days On Market (DOM). They are staying steady at 15 days. Typically this time of year we start seeing the mid 20’s to low 30’s time frame for days on market. We really have not gone over 15 DOM in the past six months. This really speaks to the fact that we just do not have enough inventory!

Real Estate Market is Flat!

In September we normally see a bit of a slowing down and that is what we are seeing now. Inventory is pretty flat at the moment with no real change to the number of available homes on the market. Although there was an increase in the Asking Price, up by $7K month over month.

Our Pending sales are down slightly from last month but are up from this same time last year. The limited inventory has not dampened the number of homes that are going under contract. This may actually be forcing some to hurry up and make offers before a home gets snatched up by another buyer.

The Closed sales are down by only 34 homes compared to last month. Once again though, the number of sales are much higher since last year (up by 145). The sales price is down by $3K month over month but up by $18K year over year. The distressed part of our market is all but gone! We had a total of 13 homes that were either short sales or bank owned.

We will soon see what the rest of the Fall season brings and how the elections will impact (or not) the real estate market!

Summer Market Comes to an End!

The summer market is winding down as we see the real estate market slowing down a little. We are still way above last years numbers at this same time. There were only an additional 50 homes added to the market since last month so we aren’t seeing any big jumps in inventory. Asking price has pulled back a bit as well.

The number of Pending sales has continued to come down, as was expected after the crazy spring market. The median asking price was down by $6k month over month.

While the number of Closed sales came down (-42) month over month, we are still well above last years numbers by 160 homes. Sales price was up by $9K month over month and year over year it was up by $21K. Days on market are up to 15 which is still very low.

As we head into the fall I am expecting the inventory to remain fairly consistent with maybe a slight increase. We are still relatively low on available homes but even considering that I am not anticipating any price jumps. The market is healthy right now and should remain so until next spring.

Seller’s Market Continues!

Normally by May we see a fairly significant increase in available homes on the market. Currently we are just over the 2000 mark. This low inventory is continuing to fuel the seller’s market and I don’t see any big changes in that as we head into the summer market.

The number of Pending Sales is up yet again, month over month. The Asking Price for the pending sales is up by $13K month over month as well. I am expecting this trend of increased Pending Sales to continue through out the summer.

Closed Sales were up by another 126 pushing it over the 1000 mark. Distressed Sales now make up less than 2% of the market. This is true for the Available homes as well. The Closed Sales price was flat though from last month but year over year it is up by $12K. Median Days on Market are down to 10 days!

I don’t want to sound like a broken record but I can’t emphasize this enough: if you are thinking of selling, now is the time! There is basically no competition! Yes, you would also have to buy at the peak of the market. However, if you plan on staying in your home for at least the next 5-7 years, it won’t matter! Sellers Market!

The real estate market here is showing no signs of pullback just yet. Pricing is now back at the levels it was at during the 2006-2007 time frame. What is different now is the inventory level. It is still very low. In July of 2007, Ada County hit a high of 5198 homes on the market and in 2013 we hit a low of 1664. Currently, we are at 1848, just barely off of that low number.

We are in a very strong sellers market! A balanced market is 4-6 months of inventory supply. Currently we are under 4 months supply for homes that are $500K or less. By this time of the year we should see a significant rise in inventory and we are not. The biggest issue I am finding with potential sellers is not whether they can sell their home quickly, it is the fear that they will not be able to find a home to move to. And that is keeping many sellers from putting their homes up for sale and thus continuing the inventory shortage. It’s sort of a Catch-22!

Recently I have been asked by many potential sellers, should they wait until next year? I do not have a crystal ball! I do know the market is good for sellers right now but next year may prove to be very different. We are in the midst of an election cycle and we know how that can go! So my advice is if you are wanting to sell, do it now!
