Canyon County Real Estate Statistics-January 2012

Below are the Canyon County Real Estate Market Statistics for January 2012. Canyon County consists of Caldwell, Nampa, Middleton and the surrounding area. All numbers are based on single family/single family with acreage from the Intermountain Multiple Listing Service (IMLS).

 

Available Homes

# Available: 933

# Vacant: 487 (52%)

# Short Sale: 389 (42%)

# Bank Owned: 66 (7%)

Median Asking Price: $104,740

Inventory went up a bit from December’s 888 and the Median Asking Price came down ($107,745 in December). Number of distressed properties available remains relatively the same from last month.

# Pending: 400

Median Asking Price: $91,250

Pending Sales are up from December’s 382 and the Median Asking Price is up as well ($85,250 in December)

# Closed: 191

# Short Sale: 39 (20%)

# Bank Owned: 113 (59%)

Median Sales Price: $75,000

Median Days on Market: 56

 

Closed Sales– January 2012

# Closed: 219

# Short Sale: 59 (27%)

# Bank Owned: 98 (52%)

Median Sales Price: $79,000

Median Days on Market: 40

 

Good news is that the number of closings are up for year over year and for month over month as well (210 in December).  The Median Sales price is up also for year over and month over month ($78,578 in December). The market for Closed Sales is still dominated by distressed properties with 78% of Closed Sales being either a short sale or bank owned. In order for us to see these prices rebound in a meaningful way, the number of “regular” sales needs to increase and distressed to decrease. With the number of distressed properties that are available staying in the high 40% range, I think we are still at least a year out before we see that happening.

Looking at the past years Median Sales Price it looks like we may have seen bottom in May when the Sales Price was around $73K. Since then it has bounced around in the high $70K’s to low$80K’s.  With the Median Asking Price for Pending Sales at $91K, we may see an upward movement in Sales Price for February.

Canyon County Real Estate Market Statistics – August 2011

Below are the numbers for the Canyon County Real Estate Market for August 2011. Canyon County consists of Caldwell, Nampa, Middleton, and surrounding areas. All numbers are from the Multiple Listing Service based on single family/single family with acreage homes.

Available Inventory – August 2011

# Available: 1111

# Vacant: 505

# Short Sale: 461

# Bank Owned: 87

Median Asking Price: $113,900

Inventory is down from July (1157) and the number of distressed properties remains about the same percentage as last month.

# Pending: 432

Median Asking Price: $85,150

Pendings are up slightly from July and the Median Asking Price was almost identical.

Median Sales Price: $78,500

Median Days on Market: 37

While the Available and Pending numbers don’t really tell us much about the current market other than that inventory continues to decrease, the Closed Sales numbers tell another story. Month over month and year over year, August 2011 is a very good month for Canyon County and here is why: number of sales are up and number of distressed properties are down.

While the Sold Price is down year over year (August of 2010 was $89K) and month over month (July was $80K), the percentage of distressed properties is what is catching my eye. In August of 2010, the number of properties sold was 254 with 70% of those sales being distressed. In July 2011, the number of properties sold was 275  with 64% being distressed. Now look at August 2011, the number of sold was 283 with only 55% distressed.  That is a 15% drop year over year and a 9% drop month over month. That is good news! And Canyon County surely needs it!

Caldwell, Idaho Real Estate Statistics for March 2011

As many of us here in the southwestern part of Idaho know, one of the areas that took the biggest hit was the Canyon County area. Canyon County consists of Caldwell, Nampa, Middleton and some of the smaller surrounding areas. Today we will look at the Caldwell area which is a mix of older homes, new subdivisions and homes on acreage (the town of Middleton is included in these numbers). The stats will be for single family/ single family with acreage properties.

Available Homes

# Available: 472

# Vacant: 271

# Short Sale: 184

# Bank Owned: 72

# Median Asking Price: $95,255

54 % of the homes on the market in Caldwell are distressed properties.  Since this is the first month that I have done the Caldwell area stats I currently do not have numbers to compare to so we will see how these look next month.

I did 2010 and 2011 to see how the month of March did year over year and surprisingly it is not as dramatic a difference as I thought it would be. Sales price is off by $6K and days on market are within 6 days. There were 20 less sales but the inventory may have been much bigger this time last year. My only concern is how the March Pendings will look when they close in April. The median asking price for the pendings is not much higher than the March Closed sales price is so hopefully it will not go down too much further,
