Are We Back To Normal?

As you can see, the number of Available listings continues to trend downward and the Asking Price remains flat. So is this a good or bad thing? For sellers, this is a good thing because the competition is going down and while prices are flat, they are not going backwards. For buyers, this means there are less homes to choose from but at the same time prices are remaining reasonable (and interest rates are still very low!).

My personal opinion on the current market is that we are at NORMAL and that is a good thing. We needed to see inventory come down because we do not want it to sit over the winter and then start the spring market with an already overloaded inventory. That would have driven prices downward and since we are just hitting a normal market, that would not be good!

Pending Sales were relatively flat month over month but the Asking Price is up by $7K.

Closed Sales were flat as well but the Sales Price was up by $4K from last month. We are currently hovering around last years Sales Price numbers. Once again, this is a good thing. It is nice to see no wild swings in pricing since last year!

Boise Real Estate Market Stats-Eagle-September 2011

Below are the real estate stats for the Eagle area for September 2011. The numbers are based on homes that are single family/single family with average.

Available Homes

# Available: 266

# Vacant: 119 (45%)

# Short Sale: 46

# Bank Owned: 8

Median Asking Price: $343,299

Available Inventory is down, again but the percentage of distressed properties on the market is down to 20% (23% in August).


Pending Sale

# Pending: 71

Median Asking Price: $299,000

Pending sales are down by one from August and so is the Median Asking Price ($329,900 in August)


Closed Sales

# Closed: 38

# Short Sale: 8

# Bank Owned: 8

Median Sales Price: $262,815

Median Days on Market: 30

Number of Closed sales is down for month over month(48 in August) but is up from year over year (35 in September 2010). Median sales price is down but that is to be expected with the Eagle area. It has been a rollercoaster ride each month; this month we are in the down side. Because Eagle does not have a large number of closings each month, it only takes one sale to move the Median Sales Price up or down depending on whether the property was bank owned, short sale, or “regular” deal.

Good news is that the number of distressed properties that are available are decreasing. As that continues we should see Eagle prices start leveling off without the extreme ups and downs that  we see now.

Eagle Idaho Real Estate Listings for Under $145K!!!

While inventory may be getting smaller and prices have pretty much leveled off, there are still some great deals to be had. Yes, even in Eagle, Idaho! This small community on the outskirts of Boise still has some of the most expensive homes in Idaho but if you know where to look you can find some very well priced homes for under $145K.
