Looking Ahead to 2015!

December 2014 closed out the year very strong! Available inventory pulled back to under 2000 homes and the asking price remained flat. That may not seem like a big deal but the fact that we are in the winter months and there has been no pull back in pricing, indicates what should be a strong spring market.

2014 Closed Sales ended on a strong note as well! The number of closed sales was up month over month and year over year. The Sold Price remained flat. Once again, might not seem like an indicator but the fact is that the prices are not coming down. They are in a kind of “holding” pattern.

The next few months (January to May) should see a very strong sellers market. This is due to low inventory and buyer demand. Prices will start to trend up come the end of February and I am expecting to see Days On Market start to trend down.

What does this mean for buyers and sellers? Sellers need to get ahead of the market and have their homes ready to list by March. Inventory will peak around May and so will your competition! Buyers need to be decisive when making an offer. If you want it to be accepted quickly, make your first offer your best!

Not Quite a Spring Market…Yet

February’s inventory was down from last month and is normally one of the lower months of the year. Other than a slight increase in the asking price, everything else within the Available market is relatively flat. This year’s market feels a little different than last year’s, to me anyway. I am not getting that same sense of urgency to sell or buy. I think the increase in prices has people looking a lot more carefully at what they may be getting for their money.

The number of Pending Sales was up pretty substantially from last month but the Median Asking Price remained flat. This indicates that we will see higher Closed Sales for March and probably a slight uptick in Closed Sales Price.

Closed Sales were down again but this was anticipated due to the lower number of Pending Sales in January. The Median Sold price was down by about $9K giving back all of January’s price increase. The Median Days on Market has started to come down. Homes that are priced correctly and are move-in ready are generally getting offers within the first week or two.

Of special note: Take a look at Eagle’s number of Short Sales and Reo’s that Sold in February. That is right! The number was zero! Making February a completely traditional sales month!

Inventory rose a bit again as did vacancies. All due to new home construction! The asking price came down another $5k from last month. I am expecting inventory to level off for the next few months as the holidays and weather slow the market down a little.

The number of Pending Sales continues its downward trend as is typical for this time of year. Pending asking price is down a bit as well. This will probably translate into lower closed sales prices for November closings.

The number of Closed Sales are down not only month over month but year over year. Median sales prices went up though, due to a decrease of homes sold in the under $100k price range and an increase in the over $400k range. I don’t expect that trend to continue!

You may pay more per month but over the life of the loan you will save yourself tens of thousands of dollars. Good-bye Summer!

The last few months have been outstanding for real estate but our August numbers reflect a slowing down that started occurring in July. This is actually a good thing! The asking prices were moving up faster than the market could allow. I realize there are many who would like to see their home values go back to what they were during the height of the market. That wasn’t a healthy market nor was it sustainable, we certainly do not want to see a repeat!

Available inventory increased again this month as did the number of vacant homes. This is due to an increase in build jobs. Total number of distressed inventory remains at about 12 percent of the market.

Pending Sales are seeing a pullback but has stayed over 1000 for several months now. My guess is that it will stay around the 1000 mark until at least November.

Closed Sales are down from last month as is the Sales Price. We are also seeing the gap between last years sales numbers and this years getting much closer. My guess is that we will see almost identical sales numbers come the November time frame as well.

Summer Market

The Canyon County summer market is behaving as expected. Sales are slowing down a bit,  allowing for inventory to increase. June closed out the spring market with very strong numbers and July is not looking too shabby!

The Available inventory finally starting to inch back up. The Median Asking Price stayed the say from May. As inventory increases we will see the median asking price start to level off or decrease.

The Pending Sales saw a decrease of 12 and the Median Asking price only rose by $4K. As the summer market continues we should see these number continue to shrink a bit.

The number of Closed Sales saw a slight decrease from May. The percent of distressed homes also stayed the same at about 24 percent of the market. The big news is the Median Sales Price! It was up by $7500K from last month and over $9K since April! That is a huge! Year over year it is up by over $28K! Are you thinking of selling? Come on in, the water is definitely warm!

 The Pending Sales saw a decrease of 116 and the Median Asking price only rose by $200. As the summer market continues we should see these number continue to shrink a bit.

 The number of Closed Sales stayed exactly the same, which was at historical highs last month. The percent of distressed homes also stayed the same at 12 percent of the market. The big news is the Median Sales Price! It was up by $15K from last month and over $25K since April! That is a huge! Year over year it is up by over $36K! Are you thinking of selling?
