Meridian Idaho Real Estate Market Statistics-March 2011

Below are the statistics for the Meridian, Idaho real estate market area for March 2011. I will comment after each section which contains the available homes, pending and sold. All numbers reflect single family/single family with acreage from the Multiple Lisitng Service data.

Available Homes

# Available: 662

# Vacant: 358 (54%)

# Short Sale: 195

# Bank Owned: 39

Median List Price: $169,987

Available homes on the market decreased from February(688) and the number of vacant properties went down as well (Feb. 399). The total number of distressed properties declined from February (280) to March’s (234). Median asking price only rose by $2k.

Median List Price:$156,450

Median Days on Market: 45

Pending properties are way up from February’s 108 and the median list price is almost identical. The number of pending is a very hopeful sign that the number of closed properties in April will be up yet again.

# Short Sales: 36

# Bank Owned: 49

Median Sales Price:$142,870

Median Days on Market: 92

While the number of closed sales rose from February’s 105, the number of distressed went up as well. This may explain the drop in the median sales price from February’ $154,875. With more distressed properties closing they continue to drag the median price down. Good for buyers, bad for sellers!

Tomorrow I will post the March real estate statistics for ADA County which encompasses all of Boise, Meridian, Eagle, Kuna and Star.

Eagle Idaho Real Estate Market Statistics-March 2011

The numbers are in for the Eagle Idaho real estate market area for March 2011 and they look pretty good. I will give commentary for each section below.

Available Listings:

# Available:256

#Vacant: 108 (42%)

# Short Sales: 66

# Bank Owned: 14

Median Asking Price: $349,375

Number of available is up by 23 compared to February(233), which is actually not to bad considering we are heading into the spring market. I anticipate that this number will go up next month also.

The percent of vacant  homes is down by 2%  from February (44%), but the number of short sales and bank owned are almost identical to last month..

Asking price is up slightly from February’s $344K.

Pending Sales:

# Pending: 61

Median List Price: $360K

Median Days on Market: 42

Pending’s  went up nicely from February’s 46 but the median asking price fell from $$394,500 to $360K.

Closed Sales

# Closed: 35

# Short Sales: 14

# Bank Owned: 8

Median Sales Price: $275K

Median Days on Market: 90

Closed sales were up from February (28) with short sales and bank owned doing a flip from last month(February had 7 short sales and 13 bank owned). Median sales price went up very nicely from $234,750 in February. Days on market increased as well though by 26 days (64 DOM in Feb.) but this is probably due to the increase in short sales that closed.

Overall, the Eagle area looks pretty solid with increases in sold and pending which continues a positive trend for the year. The only area of concern is that the pending list prices are down which could mean that sold prices for April could go down as well.  Tomorrow I will post Meridian’s numbers which look very promising as well. (I will update the Eagle numbers if necessary since some of the solds may not have been entered yet.)

Quick Tips for Homeowners

Some of the easiest solutions to everyday household problems are sitting right in your kitchen. They are convenient and relatively inexpensive and when you see the results you will be wondering why you did not think of that sooner! These are also handy for home sellers who would like inexpensive quick fixes that will not look like you went cheap to fix it.

Carpet Stains: Baby Wipes! Yes, it is that simple!

Microwave: To get rid of cooked-on spatters heat a half cup of water for two minutes on high (or long enough to create a steam. This softens the food and makes it easier to wipe off.

Cooking odors: Heat white vinegar in an uncovered pot on the stove (medium heat, do not boil). The vinegar smell will gradually dissipate and so will the odors.

Coffee Grinder: Want to sharpen the blades? Run a handful of dried rice in the grinder. (okay, this is not exactly an item you need to fix to sell your home but I thought I would throw it in any way!)

Chimney: A handful of salt thrown on the fire will help keep the chimney clean.

Nail Holes: Fill hole with a paste made from starch and water and it will work just as good as putty.

Squeaky Doors: Use petroleum jelly instead of oil for a dripless solution.

Want the whole house to smell like apple pie? (This is a great thing to do right before an open house or a scheduled showing.) Simmer a sliced apple and a couple of cinnamon sticks in water on the stove.  Gives off a wonderful homey smell!

Real Estate Statistics for ADA County-February 2011

Today we will look at the Real Estate Statistics in ADA County for February 2011. ADA county covers all of Boise, Meridian, Kuna, Star and Eagle areas. These numbers will represent single family and single family w/ acreage.

Available Homes

# Available: 2661

# Vacant: 1451

# Short Sale: 837

# Bank Owned: 260

Median Asking Price: $165K

Number of distressed properties still dominates the market  with 41% of homes either a short sale or bank owned. The median asking price did rise by $10K over January. Inventory levels rose by almost 400 properties but is at the same level it was at in December of 2010 which was still lower year over year.

Pending Sales:

# Pending: 692

Median Asking Price: $150K

Pending sales are way up from January’s 584 and that is several months straight of increasing pending sales. The median price has remained the same from January. 

Closed Sales:

#Closed: 393

# Short Sale: 89

# Bank Owned: 145

Median Sales Price: $145,700

Median Days on Market: 70

ADA County’s sold prices increased by over $5K and should remain pretty stable since the pending prices are pretty flat.  Almost 60 % of homes sold were distressed which is a good thing/bad thing. Good being that distressed properties are moving through the system but the bad news is that they are taking the prices down with them.

Overall, ADA County showed some hopeful signs in February and this is considering that it was a shorter month. I think that spring is going to prove very interesting for real estate! Real Estate Statistics for Meridian, Idaho-February 2011

Today’s post we will look at the February 2011 numbers for Real Estate in Meridian, Idaho. These numbers will cover active listings, pending, and sold with my commentary following each grouping.  Please note that the numbers are based on MLS data for single family and single family w/ acreage.

Available Homes

# Available: 688 (as of 3/5/2011)

# Vacant: 399

# Short sales: 223

# Bank Owned: 57

Median Asking Price; $167K

Number of homes on the market is down from January’s 606 and the median asking price went up very slightly from January’s $165K.

Pending Sales:

# Pending: 170

Median Asking Price: $156K

Pendings are up from January’s 152 and the median price dropped from $162,400.

Closed Sales:

# Closed: 105

# Short Sale: 27

# Bank Owned: 35

# of Days on Market: 73

Median Sold Price: $154,875

February closed sales for Meridian actually looks pretty good considering this was a shorter month. Closed sales were up from January’s 97 and the Median Sold Price was almost identical ($155K in January).  59% of the homes sold were distressed which is still way too high. Although the good news is that we are getting those properties moved through the system.

I wanted to point out that I have removed average sales prices.  They just do not reflect prices because we have too much swing in the high and low ends, making the median prices more reliable. I also have started adding in the number of distressed properties (short sale and bank owned) for the available and sold homes. This is because just listing the vacant homes does not give a full picture of what is going on. Not all vacant homes are distressed and not all occupied homes are okay. I have also added Median Days on Market because that is also an important number to watch. This helps homeowners to get a better perspective of how long it may take to move their home if it is reasonably priced. 

Tomorrow I will give the ADA county statistics which will have all of the Boise Real Estate Market as well as Meridian and Eagle.
